To help ensure ALL our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Assistance Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Maximum pets permitted is typically 2 per apartment or home subject to individual owners insurance requirements and policies. Pets must have a "Paw Score" of 3 or higher to be considered.

Housing providers are required to make changes in rules, policies, practices and procedures if the change is necessary to allow a person with a disability full use and enjoyment of the housing. All TransCapital Property Management Inc. managed housing accepts certified assistance and service pets, (companion, emotional support, therapy or comfort animals) without additional deposits or pet rent charges. These animals, referred to collectively as “assistance animals” have no automatic restrictions on their species, breed and weight or the number required. It is important to note that “assistance animals” are not considered pets under Fair Housing policy. No resident may “house sit” any animal at anytime. No pet or animal can ever create a nuisance, be aggressive towards other people or animals, run free or cause damage to the property.
All residents must secure renter's insurance with a minimum $100,000 policy and add TransCapital Property Management and the landlord as an additional insured.
Should we be unable to verify any of the information on any application, if the application is incomplete, or if any of the statements are found to be false, the application, and any grouped applicants, will be denied. If an application is denied, you may reapply after 30 days from the date of the denial. However, if the denial was based on lack of receipt of verifications, we will reconsider the application prior to the 30 days upon request of the applicant. Completed applications are processed as quickly as possible and in the order in which they are received. The first completed qualified application which meets the screening criteria will be offered the property for rent.
Once an application has been completed, you will be notified of the result via mail or telephone. An approved application does NOT guarantee you a home. An approved application will only determine your eligibility to rent the home you have applied for and will be good for 30 days.
Properties are to be rented in its current state and condition and that no promises have been made by TransCapital Property Management, Inc. for any additional improvements beyond what Applicant views at the time of showing or has been agreed to by all parties in writing. The term “showing” includes personal viewings, viewings by Applicant’s representative or via video application. Carpets have been professionally cleaned, or will be professionally cleaned prior to move-in. Necessary painting has been, or will be, completed prior to move-in. All locks are changed prior to move-in.
